What driveway cleaning solves
Eastside homeowners often see the same issues. Here’s what’s going on—and what’s actually fixable.
Common problems
- Thick moss, algae, and organic growth from shade, moisture, and typical PNW weather. It builds up quickly and can look worse than it is.
- Dark staining and discoloration that makes concrete look older than it is—especially in damp or shaded areas.
- Slippery surfaces when wet. Moss and algae reduce traction and can be a safety concern for walkways and driveways.
- Loss of curb appeal. The driveway is one of the first things people see. Green, stained concrete undermines the rest of your home’s appearance.
What you should know
Much of what you see is organic growth, not permanent damage. The goal is to kill and neutralize that growth—not grind or aggressively blast the concrete. We don’t etch or strip the surface; we remove what’s living on it.
After cleaning, some areas may continue to lighten over days or weeks as dead organic matter breaks down. That’s normal. Patience and the right chemistry usually deliver a lasting, cleaner look.
Not permanent damage
Moss and algae make concrete look worse than it is. Once treated, many driveways improve dramatically—and keep looking better with proper aftercare and occasional re-cleaning.
Our cleaning approach
We use a chemistry-assisted process designed for Pacific Northwest driveways where organic growth is common. It’s not just high pressure—it’s the right sequence of treatments.
Pre-treatment
We start with a treatment designed to break down moss, algae, and organic buildup before any mechanical cleaning. This loosens growth so it can be removed more effectively.
Surface cleaning
A professional surface cleaner moves evenly across the concrete—no striping or etching. We use controlled, lower pressure to protect the surface and extend its life.
Thorough rinse
We rinse to remove loosened debris and residue. This step ensures a clean finish and helps prevent rapid regrowth.
Post-treatment
A final treatment neutralizes remaining organic spores and helps slow regrowth. Heavier buildup may take time to fully disappear as dead growth continues to decay after we leave.
What to expect
Results are often visible immediately. For heavier buildup or very shaded areas, the final appearance can continue to improve over 1–3 weeks as dead organic matter breaks down. Weather and shade affect how quickly that happens. We set expectations up front so you know what’s normal.
