What It Addresses

What house soft washing solves

Eastside homeowners often notice the same patterns. Here’s what’s going on—and why soft washing is the right approach.

Common problems

  • Green algae, moss, and mildew caused by moisture, shade, and typical Pacific Northwest weather. It builds up on siding and can return quickly if not properly treated.
  • Dark streaking and organic staining on siding. Streaks and discoloration make a home look dingy even when the structure is fine.
  • A dingy, neglected appearance. Siding that used to look crisp can start to look tired and green. It’s often the first thing you notice—and the first thing others see.
  • Growth that returns quickly after a simple rinse or light scrub. Without treating the root cause, algae and moss come back, sometimes within a single season.

What you should know

Most siding discoloration is organic growth, not dirt or permanent damage. High pressure can damage siding, force water behind panels, and shorten lifespan. Soft washing treats the cause of staining—it kills growth at the root instead of blasting the surface.

The goal is to neutralize organic growth, not blast it off. Some areas may continue to brighten over days as growth fully dies off. That’s normal. We set expectations so you know what to expect.

Chemistry, not force

Pressure washing relies on force. Soft washing relies on treatment and controlled, low-pressure rinsing. Safer for siding, and it reduces rapid regrowth compared to pressure-only cleaning.

Our Process

Our soft wash approach

This is a chemistry-first process, not pressure washing. We use a specialized solution, low pressure, proper dwell time, and a thorough rinse. Designed for wet, shaded Pacific Northwest conditions.

1

Soft wash solution

We apply a specialized soft wash solution designed to break down algae, moss, and mildew. It’s formulated to neutralize organic growth so it can be safely rinsed away.

2

Low pressure application

We use low pressure—similar to a garden hose—safe for siding, trim, and fixtures. No high-pressure wands that can damage vinyl, force water behind panels, or shorten the life of your siding.

3

Proper dwell time

We allow the solution enough time to work. Organic growth is neutralized, not just rinsed away. That means better results and slower regrowth.

4

Thorough rinse

We rinse thoroughly, leaving surfaces clean without damage. Siding, trim, and landscaping are handled with care. Plant-friendly process with attention to runoff.

Safe for common PNW siding

Our soft wash process is safe for the siding types most common in Pacific Northwest homes:

  • Vinyl
  • Fiber cement (Hardie)
  • Painted wood

Results are often visible immediately. Heavily shaded or thick growth areas may continue to improve over 1–3 weeks depending on weather. We’ll let you know what to expect for your home.

For Clarity

What soft washing does not include

We want to set clear expectations. Soft washing removes organic growth—algae, moss, mildew—from siding. It does not address the following:

  • Does not remove paint failure, oxidation, or permanent staining. These require different solutions (e.g., repainting or specialized treatments).
  • Does not repair damaged siding or caulking. We clean; we don’t replace or fix structural or cosmetic damage.
  • Does not include roof cleaning unless quoted separately. Roof washing is a different service with its own process and pricing.

If you’re unsure whether your situation is right for soft washing, we’re happy to discuss it during your quote.

The Difference

Why soft wash instead of pressure washing?

For siding, the approach matters. Here’s the distinction in plain terms.

Pressure washing

Relies on force. High PSI can damage vinyl, force water behind fiber cement or lap siding, and shorten the life of your exterior. It can also strip paint or leave inconsistent results. For concrete and hard surfaces, pressure has its place—for siding, the risks outweigh the benefits.

Soft washing

Relies on treatment + control. Chemistry breaks down organic growth; low pressure rinses it away. Safer for siding, extends its longevity, and reduces rapid regrowth. The goal is a clean, bright exterior without damage.

Bottom line: for house washing, soft wash is the right tool. For driveways and concrete, we use a different, appropriate process.
